PROJECT MANAGEMENT

The initial stage involves project familiarisation. We will prepare a schedule of works together with an outline specification for contract pricing and recommend a list of suitable contractors. We do of course encourage client participation in this process and will be pleased to work with your preferred contractor should one be nominated by you. We will also advise on budget costing and provisional sums where appropriate. On receipt of priced offers we will review and scrutinise these prior to making our recommendation for appointment of your Contractor or Contractors.

Thereafter regular or ad-hoc meetings will be convened as appropriate to the particular contract requirements. Building control and planning site start notices would also be issued at this point. During the construction process suitable visits will be made by your project manager to ensure that the progress, quality and statutory guidelines are being adhered to, these will normally be followed by a short form progress report for the client together with details of any variations agreed.

The principal contractor or appropriate sub-contractors will be asked to provide tests on all drainage, heating and water installations, and electrical work together with all necessary documentation for statutory and client purposes. Where appropriate the contractor may be asked to demonstrate certain aspects of the building to the client for their understanding and assistance. At this point an application for the completion certificate will be made to the local authority and final account agreement will be sought from the principal contractor or contractors as appropriate.
